If you’ve decided to give your home a facelift, you might be wondering how far you should take it. Maybe you started with an idea to open up the kitchen and living room, and your imagination just kept going. Once your project reaches a certain scale, it’s logical to consider rebuilding entirely, especially if you have an older home.
Jacques Family Construction has years of experience in the home construction industry, and we’ve worked with homeowners asking this question before. Here are some things to consider when you’re asking “Should I renovate or rebuild my home?”
1. Are You Even Allowed to Rebuild?
Depending how old your home is, or if it has historic status, you may not be able to tear it down. To determine your home’s age and learn any regulations for your area, talk to an experienced local contractor, or contact your local government office to request your property records.
2. Are You Adding Space as well as Remodeling?
Consider whether you’re doing more than remodeling existing spaces. Your project will look different if you’re adding multiple rooms or another story. Again, experienced home building contractors are good people to talk to here, as they will have seen a fair amount of projects before and be familiar with the unique sets of challenges you might not see coming.
3. Is an Addition What You Really Need?
If you’re considering renovating and want to add on to your current home, you might not need to do a full rebuild; home additions can be a more economical option than a full rebuild.
Does the current layout of your home support another floor being added on top? What about structurally? If you decide to expand out, how big of a lot do you have? Are the available locations to expand attractive? For example, will the new section be shaded by tree cover, allowing in little light? If you keep running into hurdles in response to these queries, rebuilding may be the way to go.
4. Have You Considered the Potential Resale Value?
Do a little research or talk with a real estate agent to see how much homes in your neighborhood are selling for. Is your current home already on the high end for comparable houses on the block? Or are new builds popping up around you, showing that there is interest in buying new homes in your area? These are all questions that could help you decide whether to remodel or rebuild.
